​Comprehensive Condominium Inspection:
We follow a thorough Residential Standards of Practice, inspecting all visible and accessible systems and components of your condominium—from wall to wall, floor to ceiling—using the latest tools and technology.
After our evaluation, you’ll receive an easy-to-read report complete with detailed descriptions and high-resolution digital photos of any issues we uncover. We deliver your report within 24 hours, and our job isn’t done until you fully understand everything in it.

Pricing: Inspection prices are based on the square footage of your condo. For every additional 500 square feet beyond the base size, a $50 fee will be added.

Mold Screening/Air Quality Testing:

Southwest Florida’s high heat and humidity create the perfect conditions for mold to thrive. When left unchecked, mold can compromise your home’s structural integrity—rotting wood, damaging drywall—and more importantly, it can affect your health.

Our professional mold screening is conducted by a Florida Licensed Mold Assessor. We start with a thorough inspection of your property, looking for visible signs of mold and evidence of past or present water intrusion. If mold is suspected, we collect samples and send them to an ISO 17025-accredited laboratory for accurate analysis and reporting.

​​Radon is a colorless, odorless, and tasteless radioactive gas—and a Class A carcinogen. It’s the second leading cause of lung cancer in the U.S., responsible for over 21,000 deaths each year—that’s one death every 25 minutes.

Wind Mitigation Insurance Inspection: Starting at $150

If you’ve made improvements to your home to help protect against wind damage—such as reinforced roofing, impact-resistant windows, or upgraded shutters—a Wind Mitigation Inspection can verify those features and help you qualify for credits, discounts, or rebates on your homeowner’s insurance.
This inspection documents your home’s wind-resistant features and could lead to significant savings on your insurance premium.

4-Point Insurance Inspection: Starting at $150

​Many insurance companies require a 4-Point Inspection when issuing or renewing homeowner’s insurance for homes that are 20 years or older.
This limited, yet vital inspection focuses on the four key systems of the home:
  • Roof
  • Electrical System
  • Plumbing System
  • HVAC (Heating & Cooling)
We document the type, age, and overall condition of each system to help insurers assess risk and determine coverage eligibility.

Roof Inspection: $150

Need a roof inspection for insurance, refinancing, or peace of mind? We offer Roof Inspection & Certification as a standalone service.
During the inspection, we assess the roof’s overall condition from the eaves and, when safe, by physically walking the roof. We evaluate key components including:
  • Shingles or roofing material
  • Flashing
  • Chimneys
  • Vents
  • Skylights
  • Other roof penetrations
When appropriate, we may use a drone to inspect hard-to-reach or steep roof areas, provided weather and airspace conditions allow.
This detailed inspection helps document the roof’s current condition and remaining useful life—often required for insurance policies or real estate transactions.

Septic System Inspection:

We* provide thorough onsite wastewater (septic) system inspections to help ensure your system is functioning properly and safely.
Our* inspection includes:
  • Assessment of the system’s overall condition and maintenance
  • Functional testing to verify proper operation

If your system is showing signs of stress or failure, we’ll guide you on the next steps to resolve the issue before it becomes a costly problem.

New Construction Inspection:

​Building a new home? We offer New Construction Inspections during key phases of the building process to help ensure your project is being completed according to your plans and expectations—not just code minimums.
Our inspection services include:
  • Phase-by-phase evaluations to confirm work is completed properly before you release payment to your contractor
  • Progress verification to ensure construction aligns with your specifications
  • A final inspection to help you and your contractor create a comprehensive punch list of remaining items before closing
Please note: This is not a code-compliance inspection for your contractor, but an independent quality-control service for you, the homeowner.

Repair Verification: $150

Have you recently had repair work completed to correct a problem or upgrade part of your home? Our Repair Verification Inspection ensures the job was done right.
We will inspect the repaired or remodeled area to confirm:
  • Proper materials were used
  • Installation meets industry standards
  • Workmanship aligns with your expectations and project specifications
Please note: This is not a code-compliance inspection, but a quality assurance check to verify that the work was completed properly and professionally.

Water Quality Testing/Well Inspection:

If your property has a private well, cistern, or septic system, it's essential to ensure your water is safe for use. We offer professional water testing to check for coliform bacteria and other potentially harmful contaminants that could pose a risk to your family's health.
Regular testing provides peace of mind and helps ensure your water supply meets safety standards.

Chinese Drywall: $375
Chinese drywall remains a serious issue in Southwest Florida homes. According to the CDC, as of 2015, more than 4,000 homeowners reported problems related to drywall imported from China between 2001 and 2009.
This drywall is known to contain elevated levels of sulfur, which can cause:
  • A rotten egg odor
  • Blackened or corroded metal components, including pipes, wiring, and HVAC coils
  • Premature failure of appliances and air conditioning systems
  • Health issues, such as asthma, chronic coughing, sore throats, headaches, and eye irritation
