4 Point Inspections: What Are They and Why Do I Need One?

When buying a home, renewing an insurance policy, or shopping for better insurance rates, your insurance agent may request a 4-Point Inspection—especially if the home is 20 years old or older.
What Is a 4-Point Inspection? A 4-Point Inspection is a limited inspection requested by insurance carriers to assess the age, condition, and life expectancy of the home's four most critical systems: The 4 Points We Inspect:
Roof – Type, condition, estimated remaining life, and signs of damage or wear
Electrical System – Panel type, wiring, breakers, and overall safety
Plumbing System – Pipe materials, age, condition, and presence of known risk materials (e.g., polybutylene)
HVAC (Heating & Cooling) – Age, condition, and functionality of the heating and air conditioning systems
